Selling your house can be an exciting time. There are many steps when you are selling real estate, and sometimes it can be hard to keep the stress to a minimum. The general steps involved in selling a house are outlined below to give you a little better idea of the process.
Finding A Buyer For Your Home. Finding a buyer for your home is obviously goal number one. To do that successfully, there are a few things to initially focus on.
Preparing Your Home. One of the most important things I have found is to remove clutter and de-personalize your home. Prospective buyers want to be able to imagine living in the house when they visit it and it can be hard to look past an expansive spoon collection or bedrooms being used as storage.
Price Appropriately. It is very important to run a market analysis so that you have all the facts when pricing your house. The analysis will tell you what the market is doing so that you can work with your agent to figure out where your house should be priced.
Marketing. While it seems obvious, it should be stated that marketing is extremely important. Professional photography, quality flyers, great video of the home, social media advertising, presence on hundreds of websites, email blasts to agents as well as the “traditional” marketing techniques employed by agents are absolutely critical to getting your home sold. You are paying your agent for marketing and you should receive a superior product.
We Got An Offer! Once a buyer makes an offer on your house, it is important to review all conditions of the offer with your agent. Make sure you know if there are contingencies, any requested personal property, etc. If the offer is acceptable to you then you sign to accept it. However, it is likely that you will write a counter offer to the buyer. The negotiations will continue until both the buyer and seller reach an agreement. After acceptance of the offer, the buyer will proceed with inspection and present any requests for repair. The buyer’s lender will also be working on loan underwriting and an appraisal of the home will be ordered.
Closing. After all of the negotiations, inspections, underwriting and title work, you will proceed to sign closing documents at the title company. Once the loan funds and records, you have officially sold your home!
